At Staffnests, our aim is to support fair, realistic rental pricing that works for both hosts and key workers. We want you to be successful in renting your room, and this policy is designed to help you achieve that by securing tenants sooner, reducing vacancy periods, and encouraging longer, more stable tenancies.

Fair Rent for Owner-Occupied Homes

For owner-occupied homes in Dublin, the maximum rent permitted on Staffnests is €925 per month for single occupancy. This reflects the shared nature of owner-occupied accommodation and current market conditions.

While €925 is the upper limit, our experience consistently shows that rooms priced between €600 and €800 per month for seven-day, single-occupancy use are the rooms most likely to be rented. These listings attract more interest and lead to better outcomes for hosts.

Why Competitive Rent Works

While many tenants, including key workers, often prefer non owner-occupied homes, value plays a major role in decision-making. Where an owner-occupied room offers good value, tenants will frequently choose it over other options.

A competitively priced room offers clear advantages:

Rooms Priced Above €925

Where a room in an owner-occupied home is priced above €925 per month, it must be advertised for a couple rather than single occupancy. If your ad does not specify this, Staffnests may update this for you.

If you believe there is a valid basis for charging above €925 for single occupancy, please contact Staffnests in advance of publishing your ad by emailing info@staffnests.ie. This gives you the option to proceed with the ad or not. Where an ad is published above €925 and no contact is made, should you be unhappy with the €925 cap, no refund will be made.  It is the room renter’s responsibility to be aware of the rent cap and to contact Staffnests should they wish to request an exception. You do have the right to remove your ad at any time but without refund from Staffnests.

Requests for a higher rate are reviewed on a case-by-case basis and must be approved before the listing goes live. Any listing above €925 without explanation is paused until Staffnests receives an email from you. There is no refund if you initially published your ad above the €925 cap and Staffnests revises it down to the €925 cap.
